New Construction in Richmond, TX: What's Building Right Now

by Zaida Ray

If you've driven around Richmond lately, you've probably noticed the construction signs. New construction here isn't just one or two subdivisions; dozens of builders are actively building across more than 60 communities in the Richmond area right now. Here's a closer look at a handful worth knowing about, across a range of budgets and stages of life. Prices and availability below reflect current listings on my new-home search site as of this writing and can shift quickly, so treat this as a snapshot rather than the final word.

Evergrove (77406): Evergrove is one of the most active new-construction communities in Richmond right now, with both Tri Pointe Homes and Toll Brothers building here. Tri Pointe's Lumen Collection starts around $425,900 for 3-4 bedroom homes between 2,125-2,800 square feet, while their Arden Collection moves into move-up territory starting near $725,900 for homes up to 4,575 square feet. Toll Brothers' Pecan and Liveoak Collections round out the community from the high $400,000s up to roughly $1 million, giving Evergrove one of the widest price ranges of any community in the area.
Indigo (77406): Indigo offers some of the more approachable new-construction pricing in Richmond, with Highland Homes' 40ft. lot collection starting around $375,990 and David Weekley's Cottages Row Collection starting at $475,000. David Weekley's Enclave Collection stretches up toward $635,000 for larger 5-6 bedroom homes, giving buyers several price points to choose from within the same community.
Harvest Green (77406): Harvest Green is one of Richmond's more established master-planned communities, known for its urban farm, trails, and lifestyle amenities. Perry Homes' 60' collection here starts at $973,900 for 5-bedroom, 3,800-square-foot homes, reflecting the premium buyers pay for Harvest Green's amenities and location.

Austin Point (77469): Austin Point has quickly become one of the most builder-diverse communities in Richmond, with Beazer Homes, Perry Homes, and Ashton Woods all building here. Ashton Woods offers one of the more affordable entry points at $349,990, while Perry Homes' 60' collection tops out closer to $699,900 for larger 4-5 bedroom homes. That range makes Austin Point worth a look whether you're a first-time buyer or moving up.
Ryehill (77469): Ryehill is worth knowing about for two very different reasons. Taylor Morrison's Ryehill 60s collection offers traditional family homes from $578,937 to $708,990, while Del Webb Sugar Land at Ryehill brings an active-adult (55+) option to the area, with homes starting at $303,990 and built around a lifestyle-focused, low-maintenance community.
Arabella on the Prairie (77469): For buyers focused on affordability, Beazer Homes' 40' Homesites collection at Arabella on the Prairie starts at $307,990, among the lowest entry points for new construction in Richmond right now, with homes ranging from 1,610 to 2,572 square feet.

Blue Creek Trails (77407): Blue Creek Trails is a 190-acre community from Pulte Homes near the Grand Parkway, with homes starting at $459,990 and ranging from 2,153 to 3,727 square feet across 19 available floor plans. Amenities include a resort-style pool, pickleball courts, a playground, and walking trails, and the community falls within Lamar Consolidated ISD, zoned to Adolphus Elementary, Briscoe Junior High, and Foster High School.

New construction moves fast, and incentives like design credits and closing cost credits change frequently between builders. If any of these communities catch your eye, or you want to explore new construction anywhere in the greater Houston or Fort Bend area, I have a dedicated new-home search tool that stays updated in real time, and I'm always happy to walk through a floor plan or incentive package with you before you sign anything. Reach out anytime.
